Note to Realtors:
- Please make sure your client or customer meets our qualification requirements before applying.
- Please assist your client or customer with submitting the rental application along with all required documents for the background check and HOA screening process at their earliest convenience.
- You may use an escrow account to hold the deposits. Please provide an escrow letter within 24 hours of executing the lease. All deposits must be released within 24 hours of the Applicant’s approval, or within 24 hours of HOA approval, if applicable.

Qualification requirements.
Please review our qualification requirements carefully.
To help ensure a positive and successful tenancy for both you and the landlord, all applicants are thoroughly screened to confirm they meet our standards. Applicants who do not satisfy the stated requirements are unlikely to be approved.
Rental application.
Complete the rental application in full. Download the copy here:
All sections must be filled out accurately and thoroughly. Incomplete applications will be returned and may delay processing.
Background check.
When instructed by the landlord, please create an account at SmartMove / TransUnion to authorize the background and credit screening. A $47 screening fee will apply.
The landlord will notify you once a decision has been made regarding your application. Processing typically takes 2–3 business days. If your application is denied, you will receive a clear explanation of the reason for the decision.
Signing the lease.
If your application is approved, you will receive an electronic copy of the lease to review and sign. Please review the lease carefully as the agreement is legally binding.
Deposits to hold the unit.
Upon signing, the following deposits are required, all of which must be submitted within 24 hours. Please note that possession of the unit is not guaranteed until all deposits are received:
- Security deposit, equal to one month’s rent
- First month’s rent
- Last month’s rent
HOA screening
Some of our properties require additional screening by the Homeowners’ Association (HOA). This process typically takes 2–3 weeks and will involve an additional fee. The landlord will provide the HOA application packet for the applicant to complete. It is the applicant’s responsibility to submit the completed packet to the HOA promptly and pay the required fee. While approval is generally expected, if the HOA does not grant approval, all deposits held by the landlord will be returned to the applicant.
Move-in requirements
- All deposits must be in the landlord’s possession
- HOA screening must be completed if applicable, and both the landlord and the tenant must have a copy of the approval letter
- all tenant-paid utilities must be transferred into Prospective Tenant’s name
- walk-through of the property is completed to make sure the property meets the tenant’s satisfaction
